		<description>We finally sold our home--we took a bath on the price, and not the good kind with nice soaps that leaves you feeling refreshed, but the kind of bath that leaves you feeling dirty and violated.  Between the commission we are paying to our realtor and the price we ended up accepting, we ended up losing equity in the home.

If there is a silver lining, it is that we bought for a deep discount on the buying side.

Also, why no new blog posts recently?  What&#039;s up?</description>

		<description>I&#039;ve been a Realtor since 2000, mortgages since 2005 and remodeling for resale since 2006.

Instead of getting appraisals to confirm what your house is worth, you should have 3-5 agents interview and bring what they believe the house will sell for.  I would ignore the lowest and highest prices.  Somewhere in the middle is the actual number.  Appraisals, in my opinion, are the black magic of real estate and  many times aren&#039;t worth the paper they are written on.  

Also, consider using a discount RE broker.  The cut in commission will allow you to sell your house cheaper and make the same amount as if you were selling it more expensive with a higher percentage based commission.  

Most houses are sold due to the MLS and having a sign in your yard.  Agents are searching the MLS and will bring the buyers.  People instinctively drive around the neighborhoods they want to live in so be sure the sign is in the yard and there are plenty of directionals.  

Just remember there are only 3 things that matter.  Location, condition and price.  If you not willing to improve the location or condition of the property, the only thing you can do to sell the home is change the price.</description>

We are selling our home because I have already had to relocate for a new job, and even after a price reduction we&#039;re not getting much traffic.  Our agent has indicated that it&#039;s not just our house, the housing market is grinding to a near-halt.  My advice?  Unless you live in some bizzaro part of America where the housing market is still strong, beware entering this market.  My wife and I are already worried about finances if we can&#039;t unload the house.

Also, BEWARE those Mr. Clean Magic Erasers.  They are good, yes, and we have used them with success, but they may also strip your paint.  I would suggest, similar to what you would do before putting something on your carpet or couch, that you try using it on an unobtrusive patch of wall first to make sure it won&#039;t affect the paint.</description>

		<description>My parents have been buying, repairing/remodeling homes for the past 15+ years and it&#039;s always been profitable for them. It&#039;s amazing what a little sweat equity will do to a fixer-upper. I would tell everyone, do some simple stuff like paint and maybe put an Ikea kitchen in before you think about selling. It will go a long way.</description>
