The news of the lower mortgage rate is bitter sweet because the falling rates indicate the state of the economy. However, it's a good deal for those looking to purchase a home, especially when coupled with the first-time homebuyer's tax advantage.

However, this news shouldn't inspire people to go looking for real estate that they can't afford nor motivate real estate agents to entice clients into buying something that they can't afford. There's still much speculation that the real estate market will stand to fall further due to impending mortgage defaults still to come. With that said, it pays to be savvy on what you're buying and avoid hype to buy things that you don't need.

Perfect credit score, perfect payment record, but DTI is too high. Chase made the loan in the first place, they won't modify to an officially acceptable DTI nor will they refinance so DTI will be lower.

Maybe when rates get to 0% I will qualify.
